Baltimore County Tax Lien Sale

In Maryland, some counties hold online tax sales, while others continue to hold a traditional live auction.  Baltimore County is among those counties in Maryland that hold their annual tax sale online.  This year, the Baltimore County annual tax sale will be held on June 1, 2018.

How does the Baltimore County online tax sale work?

Prior to the sale, the County posts a list on its website identifying the properties that it intends to sell at the tax sale. The list contains various information about each property, including (1) a description of each property as recorded on the tax roll; (2) the name of the current owner of the property as recorded on the tax roll; (3) the amount of past due taxes, charges, etc.; and (4) the current assessed value of the property.

Registering with Baltimore County

After registering with the County, prospective tax lien purchasers will go through this list, conduct their due diligence, and prepare their bids.  On May 30, 2018, a few days before the sale, the County will email two spreadsheets to each of the registrants.  Both spreadsheets will contain the same final list of properties in this year’s tax sale; however, one spreadsheet is for bids using a dollar value and the other is for bids using the form of a bid factor (a percentage of the assessed value).  A bidder may choose to use and submit either spreadsheet but may only submit one.

On June 1, 2018 from 9:00 a.m. until noon, participants may submit one of the spreadsheets containing their bid(s) to the Baltimore County 2018 Tax Sale email address:

Certificates of Tax Sale awarded

Certificates of Tax Sale will be awarded to the bidder who makes the highest good faith bid.  If there are multiple identical bids for a property, the winning bid will be awarded to the party that submitted the first bid.

After the sale, the County provides each winning bidder with individual itemized invoices with the amount due for each winning bid.  The winning bidders must pay the County, by ACH debit not later than 4:30 p.m. on June 1, 2018, the total amount due for all of their winning bids.
